Campbell
Custom Homes uses some standard materials for their construction
process. However, this is YOUR home and we want you to
know what other options you have availible in terms of
materials. Please do not hesitate to ask for further
clarification about our standard materials or to inquire about any upgrades you may
want for your new home. We believe strongly in offering
a wide range of products and competitive pricing. When
all is said and done, we want you to be able to wander through
your new home and be satisfied with every single detail and material choice.

Foundation:
- All concrete @ 20 MPA except garage floor @ 28 MPA.Parging above grade.
- Note: Garage pads will be prepped and poured depending on the temperature.
Framing:
- Manufactured truss-joists - floor joists.Provision for drying vent provided where required.5/8" T & G - O.S.B. nailed, glued and screwed.Exterior house walls - 2 x 6 spruce studs @ 16" o.c.Interior walls and exterior garage walls - 2 x 4 spruce studs @ 16" o.c. is standard.Wall sheathing - 7/16" O.S.B.Engineering roof trusses @ 24" o.c.Shingles - Rampart - 25 year warranty.3/8" particle board underlay (under lino areas only), 3/8 rough plywood under tile.

Windows & Exterior Doors:
- Our Standard is for windows to be white triple pane. Please discuss restrictions from the supplier. Inform color and pattern choices of inserts.All Weather Factory White Primed Insulated steel exterior doors.Deadbolts to all exterior house doors.
- Metal insulated (sectional white overhead garage door comes with one remote opener.
Insulations:
- Exterior house walls - R-20 batt.House Ceilings - R-40 blown.
- 6 mil poly CGSB vapor barrier.
Plumbing:
- Wirsbo Home Run water system (Each plumbing fixture has dedicated water line to eliminate future water leaks and also helps sustain constant water pressure)Arborite vanity tops.All faucets to be chrome - single lever - washerless.All bathroom accessories to be chrome.2 - 3/4" lawn services.50 Gallon Gas high efficient hot water heater3 piece rough-in plumbing in basements (toilets, basin and shower) (where applicable).Kindred 8" Granite epoxy double compartment sink

Electrical:
- 100 amp electrical services c/w 60 circuit breaker panel.Poly pans around all electrical outlets and lights on insulated exterior walls and fixtures.Light fixtures as per light fixture package."Christmas" plug under soffits with switch in closet.Two exterior weatherproof outlets.Ceiling outlet provided in garage for included door opener.
- 1 TV & 1 Phone jack in each bedroom.
Interior Finish:
- 1/2" drywall on wall (house).5/8" drywall on insulated ceilings (house) or 1/2" ceiling board.1/2" drywall on common house walls and complete garage ceiling.Moisture resistant aqua-board in bathrooms.All ceilings stippled except closets.Painted pine and mdf trim.Chrome hardware.Railings in finished areas steel spindles and oak/maple post railings.Oak/Maple cabinets and vanities.180 degree wrap arborite kitchen countertops c/w backsplash.Full width mirrors over vanities.
- Rough-in vacuum super valve outlets provided with one vac pan included.
Painting & Flooring:
- 3 coats latex paint throughout (1 primer, 2 finish coats).
- Flooring as per flooring package allowance.
Exterior Finish:
- Traditional Cement Stucco or vinyl siding as drawn.Pre-finished white aluminum fascia, soffit, eavestroughs and down spouts.Pre-cast concrete steps.60 minute building paper.
- Exterior finishing completed as soon as possible weather permitting.
Site Development:
- All lots to be leveled and rough graded on completion of construction with soil that was originally stripped from lot when season permits.
